If you bought at Diamante three years ago, the community you live in this July is not quite the one you'll live in next July. The Pacific side of the peninsula tends to move slowly. Right now it isn't.
Between the Tiger Woods course being grassed in on the north end, TAFER taking operational control of the two courses you already play, El Cardonal going dark for a PGA Tour event this fall, and an 860-acre resort development rising just outside the north gate, the summer of 2026 is the quiet before a lot of things shift at once. This is a guide for residents already inside the gate who want to plan the next six months around what's actually happening.
Every change on the property right now points at the same date: the first quarter of 2027, when the Legacy Course opens.
The third course designed by Tiger Woods at the master-planned oceanfront community of Diamante Cabo San Lucas in Mexico is set to open during the first quarter of 2027, with the Legacy Course anchoring a new private golf and recreation club limited to just 250 families. The 18-hole Legacy Course is currently in the grassing-in stage, which is the phase most residents on the north side are hearing about when they drive past the construction fencing.
The number that matters is not the course. It's the 250. Diamante today has hundreds of homeowning families sharing two championship courses. Legacy pulls a hard-capped subset of them, plus new buyers, into a separately governed club with its own beach club, its own practice facility, and its own dining room. Every operational decision you're seeing this summer, from who's staffing the pro shop to which restaurant is open when, is being made in the shadow of that split.

Two of those items deserve unpacking.
The El Cardonal shutdown is the one most residents underestimate. El Cardonal Course is closed for the World Wide Technology Championship and reopens November 11, which means for roughly a month this fall, the two-course rotation you're used to becomes one course plus the short course. If you host guests in October or early November, book Dunes tee times early and consider the Oasis Short Course as a legitimate morning plan rather than a backup.
The Legacy Beach Club is the amenity residents outside the Legacy Club membership will feel most acutely. The Beach Club is set to open at the end of this year, and The Playground fitness facility is slated for completion in the third quarter of 2027. Both are member-exclusive to Legacy. Whether that changes how the existing beach frontage feels on a Saturday depends on how the north-end traffic patterns shake out once the club is live.
The quieter change, and the one most residents haven't fully registered, is operational. TAFER has agreed to partner with Diamante to own and operate the Dunes Course by Davis Love III and El Cardonal by TGR Design.
TAFER is not a small operator. TAFER will open two modern luxury resorts encompassing 750 rooms at Diamante Cabo San Lucas, in a partnership with the master-planned luxury resort community. The company also brings its residence club into the property, and it's absorbing the existing Diamante Residence Club under its management.
For a homeowner, the practical read is this: the courses you bought into as amenities of a residential community are now being run inside a resort operator's portfolio. Course conditioning budgets, tee-time allocation between owners and hotel guests, food-and-beverage standards at the sports bar, staffing at Izzy's, all of it now flows through TAFER's operational stack rather than Diamante's original in-house model. Some of those changes will be invisible. Some will show up on a Tuesday morning when you can't get the tee time you always got.
For the subset of Diamante owners considering a move up to Legacy, the numbers have firmed up. Legacy Club membership carries a $300,000 initiation fee and $60,000 annual dues, and provides access to multiple courses and a 16-acre practice facility. The club is limited to 250 families, and premier real estate starts at $2 million.
Woods has the first completed home within the Legacy Founder Estates collection, with only four of the 14 total remaining.
The interpretive point for existing Diamante residents is not the price tag. It's the scarcity mechanic. A 250-family cap means the Legacy Club will sell out long before most residents finish debating whether they want in. The founder estates are already down to four. If you're on the fence, the decision window is measured in this calendar year, not this decade.
Summer is when the property's food scene actually breathes. The dinner-only fine dining stays on schedule, the casual spots absorb the family traffic, and reservations are easier than they'll be from November forward. Current hours worth knowing:
If you're used to booking The Woods Cabo on a Saturday in February, use July and August to try the mid-week 3 pm happy hour instead. The room is calmer and the kitchen is quicker.
The change happening outside your gate matters as much as the ones happening inside it.
A 300-room Grand Hyatt anchors the new 860-acre Oleada development on the Pacific Coast between Diamante and Rancho San Lucas, with an expected opening late 2026. Guests will have first access to the Oleada Golf Links, a brand-new course designed by four-time major champion Ernie Els, set to be completed in mid-2026.
Read that carefully. The Pacific corridor north of Diamante has been essentially undeveloped from a resident's daily-life perspective. An 860-acre resort with a 300-room hotel and an Els-designed course drops into that corridor in the next twelve months. Traffic on the access road, demand at nearby service businesses, and, over a longer horizon, the definition of what "the Pacific side" means as a submarket, all shift.
Whether that's good or bad depends on your priors. If you bought Diamante because it was the only serious gated community on this side of Cabo, that scarcity thins. If you bought it because you wanted resort infrastructure without leaving the peninsula, the ecosystem around you is thickening.
The community you paid to enter in 2023 is not the community you'll be showing your in-laws in 2027. That is not a critique. It is the operating condition of buying into a master-planned resort while it is still being planned.
The through-line, if you're a resident reading this in July, is that you are living in a window. The Legacy fencing will come down. TAFER's stamp on the courses will settle in. The Oleada gate will open a few miles north. El Cardonal will host a PGA Tour event, close, and reopen changed by the exposure.
Use the summer for the things that get harder later. Book the Wednesday Oasis round while it's quiet. Do the six miles of trails at 6 am before the July humidity turns them into a chore. Get a standing Izzy's reservation on the books for a Thursday in September, before high season pulls the table. Walk the north perimeter and look at the Legacy grassing-in with your own eyes, so when the course opens you have a before picture.
The residents who get the most out of Diamante over the next eighteen months will be the ones who paid attention to the community as it changed, rather than the ones who noticed only after it had.
